Many sellers struggle to realistically value their property. Maybe it’s their emotional connection to the home, which leads them to overprice, or perhaps they just can’t see the problems the building has that drastically affects its market value.

Either way, before you list, do some research on properties that have sold recently in your area. You could also get an appraisal done.

If you overprice and inevitably need to keep making reductions to stay competitive, these drops in price will be visible on the MLS and other marketing sites. Buyers will naturally assume there’s an issue or think you’re lacking experience and don’t really know what the property is worth.

Your Clutter is Off-Putting

No matter how cute and awesome you think your stuff is, it’s still YOUR stuff. How can someone imagine your spare bedroom as an office if there are teddy bears everywhere?

  • Put away any personal items.
  • Clear away paperwork from tables and desks.
  • Take personalized pictures down.
  • Put away things like your robe, your razor, and your toothbrush.

Plus, if you box away stuff you know you don’t need over the next few months, you’ll be saving yourself time and energy when you do sell.

And while you’re at it, give it a thorough cleaning. To put it as nicely as possible without offending anyone, there’s a chance your cleaning habits won’t meet the expectations of every buyer. Now channel your inner clean freak and give your home the attention it deserves.

You Aren’t Able to Compete

Thinking about listing in Miami? Do you know what you’re up against?

Have a good look at similar homes for sale (or sold) in your local area. What are they listed for? And what did they sell for? The difference here is important. If you notice that several comparable homes are listed for X amount but actually sold for Y, take note of this.

Check out listing sites as well as your county appraiser. You’ll also what to figure out who your buying audience is. Are there a lot of families looking for a home in the area? Young couples or retired elders? Find out who your audience is a tailor your listing to suit.

It Needs Work

Honesty is key here. When someone lives in the same property for years on end, certain issues get overlooked and, with time, become normal.

Perhaps, you have high windows, and you’re not able to clean the spider webs right at the top, so you’ve just gotten used to them being there. Or maybe your dog runs dirt and hair daily through the kitchen, so your flooring and downstairs carpets have slowly taken on a nasty smell that you don’t notice.

Get an outside opinion on what repairs should be made. Ask friends for candid opinions. If you don’t think they can be honest, ask your agent or get professional advice. If you fix and clean things in need of repair, your chances of selling with definitely improve. Plus, you’ll lower your buyer’s bargaining power over repairs.

Bad Photos

These days everyone is shopping online for everything – even houses.

And, nothing destroys a listing faster than bad photography. Buyers will scroll through multiple listings at once, so you only have a matter of seconds to capture their attention. And most people won’t take a second glance at houses with bad or sub-par photos.

Your listing is an advert. And adverts need great photography. The pictures should present your house in the best possible light, capturing as many great selling points as possible. Professional photos can make your listing skyrocket. There shouldn’t be ANY clutter in your photos. Seriously. Nothing. The presentation of your home, as captured in photos, will make or break your listing.

Your Agent isn’t Doing All They Could Be

Unfortunately, not all estate agents will put in the time and effort needed to secure you the fastest sale possible.

Some agents will do the bare minimum, cross their fingers, and hope to get a sale. You never know they might have gotten their license, hoping they’ll make a quick buck without really doing enough work to match the 6% commission fee they could be entitled to.
