Who doesn’t love a backyard BBQ or block party?

The days are long and the evenings are warm. Don’t let such fantastic weather go to waste! Invite your neighbors, open the doors, and let the whole town know your house is for sale on the open market.

Nowadays, it’s best to break tradition and hold an open house event that genuinely engages buyers and gets them excited about your property! Or would you instead hold an awkward, uneventful open house that’s downright dull and quickly forgotten?

Get your neighbors to spread the word and help find interested buyers. Throwing a BBQ or casual party with the prospect of food is a great way to attract potential buyers and help people relax as they view your home.

What Should You Eat?

There are a ton of unique and simple things you can cook (or buy). If you are going all out with the backyard party, it the perfect time to fire up the grill.

Hosting a more casual and enjoyable open house will ensure buyers have a good time and hopefully encourage them to picture themselves there, entertaining and having fun with their friends.

If you’re planning a more traditional open house, think of serving refreshing drinks and snacks. Don’t serve anything cumbersome, hard to eat, or messy. Nothing is more embarrassing for a potential buyer than accidentally spilling something on your beautifully clean carpet.

Go for fresh lemonade and a watermelon salad in the backyard. Or one of our favorites, caprese on a stick (just make sure it’s not left out too long.) Nothing you serve should go off quickly in the sun or attract bugs. You do not want to be the open house in the neighborhood that gave all it’s potential buyers food poisoning.

Highlight the Yard!

Even if you just have a small patio, people love being outside. Just as you need to spruce up the interior, make sure you don’t forget the exterior either! It’s amazing what a few flowers can do to brighten up a dull space.

If you have a bigger garden without a lot going on, you might want to consider getting a few (cheaper) items to help make the yard a place people want to hand out! Consider a hammock, great seating, or some low maintenance plants. If you are in a family orientated area, add something fun that kids will love.

Just don’t forget to make sure the sale agreement states whether these items will come with the home or not, so there is no confusion.


Finally, we’ve left the best and quite possibly most important tip for last. Declutter! To sell your Florida home, you need people to have fun and feel relaxed.

If people are surrounded by clutter, toys, shoes, bags, clothes, and so on, they’ll feel like they’re intruding. So take down family pictures and hide away your paperwork that’s lying on the desk. Replace photos with exciting wall art and items that are more neutral. Make sure you don’t seem caught in the middle of work, either. Turn off the telly, laptop (or Xbox), and put the radio on instead.
